Biography

Jason Samreny has over 23 years of retail real estate experience and tenant relationships including: anchors, national & regional restaurateurs, national luxury / lifestyle /aspirational retail tenants, movie theater / entertainment, regional in-fill tenants, as well as construction, finance, acquisition and development expertise.  Most recently, Jason ran the leasing department for Rialto Capital under Lennar's Commercial division where he oversaw three quarters of a billion dollars of new mixed use development projects.  Prior to that, Jason was responsible for the pre-leasing of over $300M in development from 2010-2014 for Kite Realty Group Trust, a major REIT.  The lifestyle and power center projects were located in South Florida and Raleigh, NC. 

 

Jason has held positions with Thomas Enterprises, one of the largest privately held retail development firms in the country, Forum Development Group (a division of Thomas Enterprises), where he oversaw site acquisition and tenant leasing for power, lifestyle and luxury projects, and Staubach Retail Services, where he was responsible for generating the business and pre-leasing 1 million square feet of retail projects in Florida.  His ongoing role as Principal in Gulfstream Development Group is to identify opportunities, acquire, lease, oversee design, construction and management.

 

Some recent projects include:

 

  • BullStreet Commons (Columbia, SC) – 415,000 sf (retail square footage) mixed use center anchored by a new minor league baseball park, 225 apartments, 170 key boutique hotel, a theater, carefully curated restaurants and retail.  The tenant mix is based on best of breed operators.  (Call Jason for tenant names as they are not yet announced.  Opens 2018
  • District at Westchester (White Plains, NY) - $450M project consisting of85,000 sf of high end retail below new 700 unit apartment tower.  The mix consists of high end home furniture, home accessories and best in class restaurants.
  • The Avenue Viera (Viera, FL) – 416,000 sf lifestyle center anchored by Carmike fka RAVE Motion Pictures, Belk, Chico’s, Talbot’s, Coldwater Creek, Ann Taylor, Loft, Old Navy, Bed Bath and Beyond and 80 others.
  • Promenade at Carolina Reserve - Lancaster County, SC - 300,000 sf regional power center anchored by traditional discount apparel tenants, restaurants and other supporting uses. Opens in late 2017.
  • Delray Marketplace (Delray Beach, FL) - 260,000 sf lifestyle center with theater, grocery, Chico's, Soma, Loft, White House Black Market, It'Sugar, Polaroid Fotobar, Cabo Flats, and many other national and regional tenants.
  • Holly Springs Town Center (Raleigh, NC) – 325,000 sf power center with national tenants including: Ulta, Charming Charlie, Pier 1, The Children's Place, Jos A Bank, Kay Jewelers, and Hallmark.
  • Parkside Town Commons (Cary, NC) – 600,000 sf lifestyle / power center still in development and pre-leasing.     
  • Legacy Place (Palm Beach Gardens, FL) – 399,000 sf power center – anchored by Loehmann’s, Ethan Allen, Barnes and Noble, Arhaus Furniture, Michael’s, and Publix Greenwis
  • Shoppes of Del Prado (Cape Coral, FL) – retail strip developed by Gulfstream Development with Verizon Wireless, FedEx Office and Firehouse Subs.
  • Parcel in front of Sawgrass Mills Mall (Sunrise, FL) – acquired, ground leased and sold by Gulfstream Development.
  • Gulf Coast Promenade – pre-leased 700,000 sf Target anchored power center, JV between CBL and Forum
  • Shoppes of Spring Hill (Spring Hill / Tampa, FL) – 11,000 sf AT&T Mobility, GameStop, Sweet Frog, and Mattress Firm developed by Gulfstream Development

Responsibilities included overseeing the leasing department for the company as they rapidly expanded and then merged into Rialto Capital, a wholly owned subsidiary of Lennar Corp.  The value of the mixed-use development pipeline approached $750M and included assets that incorporated multi-family, hotel, office, retail and entertainment venues.  The role included day to day interfacing with the development team and their consultants who sought direction on design, layout, materials and timing.

Kite Realty Group Trust

Vice President, Leasing - New Development & Special Projects

Responsible for assisting with and overseeing the pre- leasing of several hundred million in new developments that were made necessary due to the acquisition of land in 2008 and 2009.  These centers required extra attention due to the state of the economy when these were brought back to market.  Additionally, assisted with the integration of Inland Diversified's portfolio into Kite Realty Trust after the merger.
